Our Building Process
Our website is a great resource for beginning your home search. You are welcome to contact us by email or phone with any preliminary questions or concerns. We would set up an initial complimentary appointment to meet you, discuss the process, and get some of your ideas. We like to discuss location, house size, budget, timing, etc. on this first appointment. Many times we can also visit a home we have completed that we think will fit your lifestyle. We try to make the process as smooth and easy as possible, personally answering any of your questions and concerns through the stages.
Select a Home Site
Once you have decided on a particular community, we can help you find a home site that matches your needs. If you already own a lot and are ready to build your home, we would help you consider width and depth of the home site as well as what floor plans would be best suited for the site, what size of home may be required due to covenants, the best plan to work with the natural topography of the land, what size of home will fit on the lot, and any other factors that would make a plan suitable for your chosen lot.
Select a Floor Plan
You can bring a floor plan to us or we can help design with our drafting/design service. We also have the option to use one of our qualified outside design services. All of our plans are unique to each homeowner. We also recommend that the homeowners sit down and make a list of items they feel they must have in their dream home, items that are maybe important, and items that they absolutely do not care to incorporate in their home.
During the early stages, we will have you begin the process of talking to a lender to see what your best options for financing. This could include putting your house on the market first before building; carrying a construction loan during the building process; the builder carrying the construction loan; or helping with other methods of financing. We can discuss all of these options during one of our early meetings to do what we feel is the best fit for the homeowner and provides the most cost savings to the homeowner.
Once we have a floor plan to work from, we can proceed with the bid process with our business partners and subcontractors. We work with you to find the best options available to meet your budget, being creative with use of different products and building methods. All allowances as well as options will be noted and the homeowner will have a final price before construction will begin. We use custom allowances for such things as appliances, flooring, and lighting, to name a few.
Choice of Appliances, Flooring, Lighting, Stone, Other Items
We make the process of selection as easy as possible for our homeowners. Because we are a custom builder, you have a full range of options available to you. Your budget is the limit. We will make a list of suggested business partners to use but our homeowners are welcome to do their shopping anywhere. This process will be explained in more detail when the time comes to start making these choices.
Signing of Contract
Once agreeing on the final plan, amenities in the project, lending method, and final price, we will proceed with getting a down payment on the project and signing the contract.
We celebrate the start of your home with our ground breaking and/or prayer service per the homeowner’s request.
Dig and Proceed with Construction Process
Once all permits are in place, the construction process will begin. Brezina Homes will be on the job site ensuring that the subcontractors and business partners are building a product that we can be proud of. Al and Tony do a lot of the hands-on construction work themselves, are on the job site daily, and oversee the whole process. Any communication on the project is between the homeowner and Al or Tony. Monica will handle the bookkeeping aspects, providing lien waivers, notes to homeowners on product questions or needs, and any miscellaneous aspects for flooring, appliances, and cabinets. Monica will also coordinate with the lender and homeowner the construction draws during the process.
Inspections & Quality Control
The City will follow through with their required inspections. Al is on the job site daily coordinating any other building details during the construction process. Any lending institution requiring inspections will also be complete. The final occupancy permit inspection will be done in advance to the final closing and move in date. We will also update our homeowners as we get close to the 60 day and 30 day completion timeframes.
Within a couple days of the designated closing date Brezina Homes and the homeowner will do a final walk through. Manuals, equipment, warranty information and business partners will all be discussed at this time. The homeowner can then work with their financial institution, if needed, to complete the closing process on their construction loan and/or mortgage. Each homeowner can have a different situation, so we work closely with them through the process to ensure the details are covered and the transition goes smoothly. Keys are yours!
